Most first-time buyers we meet are not short on motivation. They are short on a clear picture of what happens next, what it costs and who does what. Our first-time buyer program starts with a relaxed 45-minute planning session, usually at our Glenwood Avenue office or over video, where we map your budget, your must-haves and your timeline.
From there we introduce you to two or three local lenders so you can compare real quotes, explain North Carolina's due diligence period in plain language and check whether you qualify for NC Home Advantage, NC 1st Home Advantage Down Payment or city of Raleigh assistance. You will always know which step you are on and what comes next.

Costs and timing to expect
Every situation is different. These are typical ranges we see in the Triangle, shared so nothing surprises you.

Some loan programs allow as little as 0% to 3.5% down. Many first-time buyers in Raleigh put down 3% to 5% and combine it with state assistance. We will run the numbers with your lender.
In North Carolina, buyers pay the seller a negotiated fee for the right to inspect and back out during the due diligence period. It is credited toward your price if you close.
We sign a buyer agreement before touring that spells out our compensation. In most of our 2025 transactions the seller covered some or all of it, and we negotiate for that on your behalf.
