Clearing title before a buyer finds the problem

North Carolina closings run through an attorney, who searches the chain of title and renders a preliminary opinion. Anything unresolved becomes a delay two days before settlement, so we start the search the week you list.

What a search turns up on a Triangle resale

These are the defects the attorney is looking for and the owner's policy stands behind. Most are fixable in a week if they are found in week one.

  • Unreleased deed of trustCommon on 1990s refinances. The attorney chases the release; the policy pays if the lender cannot be found.
